Traditional Construction Timeline
A common small resort construction project using conventional techniques requires:
10-18 month time frame
Construction in sequence (foundation → structure → finishing)
High dependence on manpower and climatic conditions
Construction delays resulting from coordinating several contractors
In areas that have a harsh climate, for example, in the Middle East, construction work will be additionally constrained by climatic factors.
Modular Capsule House Timeline
With modular building, however, the whole approach shifts.
- Units are manufactured in the factory while site works proceed
- All structure, interiors, and systems are installed already
- Delivery and placement become simpler
Common schedule:
- 4-8 weeks of manufacturing in the factory
- 1-2 weeks of on-site installation, depending on size of development
- Very little finishing work needed
Thus, a development can be done simultaneously, not sequentially.
Actual Effect on Project Delivery
The difference is not only about speed, but rather how the timing looks like.
Whereas under conventional approach one stage finishes before another begins, the modular building allows:
- Preparation of the site and manufacturing simultaneously
- Installation as an almost immediate process
- Less potential risks during the process
In that case for the developer, it would mean:
- Faster time to operate
- Improved project management
- Decreased possibility of delays
Why This Matters for Resort Developers
In resort projects, timing is critical.
- Missing a high season can significantly impact revenue
- Delayed openings affect marketing and brand positioning
- Extended construction increases financial pressure
With modular capsule houses, the risk of this is reduced through quicker project implementation.
Experience of Our Company
In Yinong Steel Structure, we have been involved in projects that needed speed.
With our use of factory manufacturing coupled with quick deliveries and installation services, projects can be completed faster than using the traditional approach.
